VRF Air Conditioning Billing

Fair Air Conditioning for Owners and Occupiers

Variable Refrigerant Flow (VRF) air conditioning systems are an advanced form of centralised cooling and heating that adjust refrigerant flow to meet the exact demands of each apartment or commercial tenancy. Energy On provides a transparent, cost-recovery model for centralised VRF air conditioning systems, ensuring fair air conditioning costs for all occupants. VRF systems can deliver precise temperature control across multiple zones, offering comfort, fairness, and energy-efficient living in multi-tenant buildings.

What is VRF Air Conditioning?

VRF systems are a form of centralised cooling and heating that connect multiple indoor units to one or more outdoor condensers. VRF systems adjust refrigerant flow to each unit, optimising efficiency while offering individual temperature control.

Key Benefits of Centralised VRF Air Conditioning:

  • Energy Efficiency - VRF air conditioning systems minimise waste by adjusting refrigerant flow to match demand. This translates into lower energy use and supports sustainable, energy-efficient living.
  • Multiple Zones, Custom Comfort - A single outdoor system can supply multiple apartments or commercial spaces, with each zone enjoying its own temperature settings.
  • Fair and Transparent Billing - The VRF system’s apportionment software calculates energy consumption for each apartment. Energy On integrates with this system, enabling fair air conditioning invoicing, either on a cost-recovery basis or to contribute to the sinking fund.
  • Central Heating and Cooling in One System - VRF technology provides both heating and cooling from the same network, offering year-round comfort without the need for multiple systems.
  • Flexibility for Owners - Our model gives the Owners full visibility of costs and surplus, with Energy On managing invoicing, and customer service under a simple, fixed, fair fee-for-service arrangement.

What is a Split System?

Many apartments are set up with their own individual split system air conditioner for heating and cooling.

A split system air conditioner consists of two main components, an indoor unit and an outdoor unit, which are connected by pipes and wires. The system runs on your apartment's electricity and works by transferring heat between the indoor and outdoor units. In cooling mode, the indoor unit absorbs heat from the room, passes it to the outdoor unit, and then the heat is released to the outside air. In heating mode, the process is reversed. The cycle repeats until the desired temperature is reached.

Energy On will invoice the electricity consumption of the Split System Air Conditioning that is recorded on the occupier’s individual electricity meter. This will be the same as other appliances, such as the fridge, lighting etc.

Choosing Between VRF and Split System Air Conditioner

Which system you choose in your new development/construction or HVAC upgrade depends on several factors, including the size of your building/facility, the need to heat and cool at the same time, and your budget.

VRF systems are suitable for large shopping centres, high-rise apartment buildings, retirement villages, hospitals and multi-storey office spaces that demand energy efficiency and precise control. Split systems are more suitable for smaller homes and offices.

While energy-efficient, split systems do not offer the same level of centralised control as VRF systems. This is because VRF systems can adjust refrigerant flow based on heating and cooling demands across multiple zones, resulting in reduced energy costs over time. Many of these larger buildings also operate within Embedded Electricity Networks referred to in Victoria as Local Energy Networks (LENs) which makes VRF systems a natural fit for delivering both fair invoicing and efficient energy management.

Why Choose Centralised VRF Air-Conditioning Services?

  • Reduces infrastructure duplication compared to split systems.
  • Supports better building aesthetics with central rooftop condensers instead of multiple outdoor units.
  • Enhances property value with modern, efficient building services.
  • Transparent management via Energy On, ensuring no hidden fees.

What Energy On Offers?

Energy On provides specialist invoicing and management services for centralised VRF air conditioning systems in multi-tenanted buildings. Energy On will invoice the occupiers for their measured consumption of 'centralised VRF air conditioning', based on the apportionment software that allocates operating costs to each occupier, ensuring charges reflect individual consumption without the need for physical meters in every tenancy.
